That map is quietly redrawing itself west of the Turnpike this summer. The city's newest anchor is opening in phases along Northlake Boulevard, two independent cafés just planted flags on opposite ends of town, and the city's own summer calendar is denser than usual. Here's what's actually changing, and where it's worth pointing the car.
The center of gravity is shifting west
Avenir Town Center has been the "coming soon" sign on Northlake for years. It stopped being theoretical on May 21, when the first anchor unlocked its doors. The Avenir Town Center is expected to begin opening in phases, starting with Publix on May 21, 2026, followed by additional retail and restaurant openings throughout the year.
The scale is what makes this a genuine shift rather than another strip center. The Avenir Town Center is under construction along Northlake Boulevard west of Florida's Turnpike, with multiple buildings underway as part of the first phase of development. The initial phase includes approximately six buildings, with the City of Palm Beach Gardens approving up to 29 total buildings at full buildout. Once complete, the Town Center will feature more than 200,000 square feet of retail and commercial space, along with up to 1.8 million square feet of planned office development.
For context, that's a footprint comparable to Legacy Place, dropped into a corner of the city that until recently had no grocery closer than a fifteen minute drive.
What's landing, and roughly when
The tenant mix has been announced in pieces across the spring. Here's the working picture for summer and early fall:

The Publix specifics are worth flagging because they set the tone. The flagship Publix Super Market at Avenir is a premium location featuring an indoor café seating area and designed to serve as the central grocery anchor for the Town Center. Publix Liquors is also located adjacent to the main store, providing a full selection of wine, beer, and spirits for residents. A café seating area inside a Publix is not standard issue, and the choice signals the developer's read on what this corner of PBG wants to be.
The restaurant lineup is the more interesting story. Restaurant options include Kitchen, known for its fresh farm-to-table approach, and Seppe Pizza Bar, bringing wood-fired pizza to Avenir residents. H&H Bagels adds a New York-style breakfast and lunch option, while Carmela Toast offers the brunch experience that Palm Beach Gardens diners expect. For a resident who already knows every table at Downtown at the Gardens, the presence of Taki Kappo Omakase in particular changes the calculus for a weekday dinner without driving to Worth Avenue or downtown West Palm.
Connecting all of it is a detail that gets overlooked in press releases. As a golf cart-friendly community, residents will be able to easily access the Town Center directly via golf cart, enhancing the neighborhood's walkable and accessible lifestyle. If you live inside Avenir, the practical range of a Sunday morning just expanded without adding a mile of driving.
The independents aren't waiting for the ribbon-cutting
Two smaller openings this spring and summer confirm that the shift isn't confined to one master-planned project.
Field of Greens moved first, and in stereo. The health-focused café brand Field of Greens is expanding with two new locations in Palm Beach Gardens this spring. Known for colorful salads, smoothies, and cold-pressed juices, the concept highlights seasonal ingredients and plant-forward dishes created by chef Thomas Op't Holt. The addresses are worth memorizing if you live near either end of the city: 5320 Donald Ross Rd. and 12485 Northlake Blvd. One serves the Alton and Frenchman's Reserve corridor, the other sits directly on the road Avenir is remaking.
Later this month, Phatboy Sushi Kitchen & Bar joins the mix at the Gardens' northeast side. Phatboy Sushi Kitchen & Bar is targeting a mid-to-late July opening at 11701 Lake Victoria Garden Ave. #8102, Palm Beach Gardens, FL 33410. The room is built for actual dinners rather than takeout counters. The Palm Beach Gardens location will seat about 80 guests inside, including the bar, with about 40 seats outside on a patio. The restaurant offers Martini Mondays with half-off lychee martinis all day, along with all-day happy hour on Tuesdays. Happy hour includes food and drinks from a designated happy hour menu.
Read those two openings together and a small pattern emerges. Independents are choosing PBG addresses on the assumption that daily traffic is redistributing across a wider footprint, not concentrating in the old core.
Where a Palm Beach Gardens Sunday actually lives right now
While Avenir's tenants stage their openings, the city's own summer programming is doing the reliable weekly work.
The GreenMarket keeps going through the hot months in a form some residents miss. The Palm Beach Gardens GreenMarket moves undercover at STORE Self Storage and Wine Storage for the summer, where you can shop for fresh produce, breads, seafood, cheeses, sauces, honey and handmade crafts under the large breezeway. The summer run is dated and finite: Summer Market Sundays in June through September run June 7 through September 27, 2026, with Park and Recreation Month Celebration Sundays on July 5, 12, 19 and 26, 2026, and a National Farmer's Market Week Celebration on August 2, 2026. The regular season returns to the City Hall campus on October 5, 2025 for the winter market, but from now through late September the covered summer version is the one to know.
Two more things worth putting on the calendar:
- Fire Station Tours, America 250. As part of the America 250 celebration, Palm Beach Gardens Fire Rescue is hosting fire station tours each Saturday from June 6 through July 4 from 9 a.m. to 11 a.m., with tours available only at Stations 61, 64 and 66.
- Splash Into Storytime. Tuesdays, June 2 through August 4, from 9 to 10:55 a.m. at the PBG Aquatic Complex, 4420 Burns Road, with a water safety story followed by open play.
- The Angler Classic. The annual kids' lakeside catch-and-release fishing tournament runs Saturday, June 20, from 8 to 11:30 a.m. at PGA National Park, 1 Ryder Cup Blvd.
None of these are new, exactly. They're the connective tissue that residents actually build weekends around, and they matter more now that the retail map is in flux.
The through-line for summer 2026 in Palm Beach Gardens is not any single opening. It's the redistribution. A city that was easy to summarize with three shopping centers now has four, and the fourth is designed to be reached without a car.
What this actually means for your Saturday radius
For anyone who has lived in Palm Beach Gardens through a few of these cycles, the shift is legible in a way it wasn't a year ago. A resident of BallenIsles or Mirasol who used to default east to Legacy Place now has a legitimate reason to head west on Northlake for weekly groceries and a bagel run. A family in Alton has a Field of Greens two miles from the front gate. A couple who lives in Avenir itself can, by late summer, walk or golf-cart to dinner at Seppe or Taki Kappo without touching a car.
The old anchors aren't going anywhere. Downtown at the Gardens still has its carousel and splash pad, PGA Commons still has its restaurants, and Alton continues to fill in. What's different is that the city now supports more than one plausible answer to "where are we headed this weekend," and the answer depends on which side of the Turnpike you happen to live on.
